The story of Sela
In Indonesian, sela is the space between things - a gap, an interval.
At Sela Residences, that idea becomes architecture: the soaring volume beneath the gable roof, shaped in textured concrete and warm wood, opening toward tropical green and a private pool. It is room to look upward, breathe more deeply and simply arrive.
The related Hebrew word Selah appears throughout the Psalms. Its exact meaning is debated, but it is often understood as a musical or liturgical pause—an invitation to stop and absorb what has just been heard.
In Greek, séla means saddle: a point of support through a journey. Together, these meanings shape a home designed for stillness, restoration and the moment when a traveller finally puts down their bags.
Welcome to the pause you've been looking for.

Designed to feel grounded
A soaring gable roof gives the home its sense of space. Beneath it, expansive glazing frames an open nature outlook while warm timber, softly textured walls and earthy stone create a calm, tactile interior.
The enclosed living room is comfortable year-round, yet remains deeply connected to the private garden and pool. Upstairs, the enclosed bedroom is quiet and generous, with large windows looking directly into the surrounding green.
The villa faces south across the open landscape, offering warm late-afternoon light and sunset skies while keeping the principal glazing away from harsh, head-on western glare. The result is softer, more balanced daylight through much of the day.

The location
Close to Uluwatu. Held by nature.
Nestled in the lush landscape of Pecatu, Sela offers a rare sense of peace and privacy without feeling remote. Set behind a private access road, it feels tranquil and immersed in nature, yet remains just minutes from Uluwatu's most celebrated beach clubs, surf breaks and restaurants.
Inside Uluwatu's premium corridor
Bvlgari Resort Bali, Six Senses Bali and Alila Villas Uluwatu are also just minutes away, placing Sela within one of Uluwatu's most established luxury hospitality enclaves and supporting the area's long-term demand and appreciation potential.

The Southern Ring Road
Uluwatu's Southern Ring Road is planned to connect the temple end of the Bukit with Dreamland and onward toward Jimbaran, creating a much-needed east–west alternative to the peninsula's existing roads. The first corridor is already under construction, with limestone cutting, utilities and roadbed works progressing along the route.
Sela Residences sits away from the road alignment and its associated noise, yet close enough to benefit from meaningfully improved access. Alongside the continuing growth of Uluwatu's hospitality and residential market, the connection strengthens Pecatu's long-term investment case.

Frequently asked
Buying Sela 01
Yes. Sela 01 is offered under Hak Sewa, the Indonesian leasehold structure. The original 25-year lease commenced in November 2023, and the purchaser receives the remaining lease term.
Yes. Sela has highly beneficial extension terms. You may extend for between 5 and 25 years at any point during the lease term at the prevailing market price. At the time of purchase, you can also add eight years for USD 10,000, bringing the remaining lease term to approximately 30 years.
Yes. You may resell Sela 01 at any point by transferring the remaining leasehold rights to the new buyer through the appropriate legal and notarial process.
The purchase begins with a 10% deposit, followed by a 30% first instalment. Further instalments are released only when the construction milestones set out in the contract have been reached. A dedicated project manager provides weekly progress reports, so payments remain tied to documented construction progress. This structure gives buyers greater visibility and helps reduce off-plan construction risk.
The villa's structural work is built in accordance with applicable Indonesian National Standards (SNI). Construction is overseen by a dedicated project manager, with weekly reporting providing buyers with clear, documented visibility throughout the build.
Sela 01 is delivered as a fully furnished, turnkey home. The price includes its fitted and loose furniture, basic kitchen equipment and the core household items required for the villa to be ready for occupation. For the detailed specification and inventory list, request it on WhatsApp.
Yes. With 80 m² of interior living space, Sela 01 is notably generous for a one-bedroom villa and designed for comfortable long-term living. Its enclosed bedroom and living areas, guest toilet and dedicated storage add everyday practicality, while the private pool, distinctive architecture and Pecatu location make it equally well suited to premium rental use. Any rental operation should be structured in line with applicable Indonesian licensing, tax and operating requirements.
Sela 01 faces south toward the open landscape. This orientation captures warm late-afternoon light and sunset skies while avoiding the intense, head-on glare of a west-facing façade. The living spaces therefore receive softer, more balanced daylight through much of the day.
